LAND VALUE AND TRANSPORTATION PROVISION MODELING (CASE STUDY: YOGYAKARTA CITY)

Abstract

Transit Oriented Development has been developed in the developed countries to solve transportation problems. There are many strategies to implement Transit Oriented Development both regulatory framework and financial. One of the financial strategies is Tax-Based Public financing that cover some tools such as land value taxation, tax abatement program, multi-family tax abatement, etc. Land value taxation is tax that put dealing with the value of land. Land value is determined by many factors both internal and external. Previous studies show that a transportation provision has strong impact on land value. Besides of road infrastructure provided, the transportation provision includes many aspects such transport nodes (rail and bus stations) and urban public transport route. This paper will describe factors affecting land value and to develop land value models for the city of Yogyakarta.
